Bimini Square is a mixed-use project in downtown Cape Coral, Florida, with water frontage and walkability to restaurants and retail. The project consists of 210 luxury apartments, 8,000 sf of retail, 42,000 sf of medical office (Leased to Lee Health), and a 31 slip marina. Construction is scheduled to commence in Q4, 2023 with expected completion in Q3, 2025. Lindell Investments is providing Common Equity for the project and is Co-sponsoring the project with Crown Development.
Silversaw is a 300-unit Class A apartment project located in the Cypress Creek Town Center at the intersection of I-75 and State Rd 54 in fast growing Wesley Chapel, FL. This project will boast best-in-class amenities, along with tuck under garages and separate, townhome style units with private garages and entrances. Construction commenced in early 2021 and new residents began moving in Q3 2023. Lindell Investments Inc. provided Preferred and Common Equity, to development partners, Framework Group and Barclay Group.
Apex Posner Park is a 314-unit 4-story Luxury apartment project located at the I-4 and US-27 interchange in Davenport, FL. Apex Posner Park residents will enjoy resort-style living with modern luxuries and amenities. Then can step right outside their door to a dynamic world full of shopping, dining, and entertainment in the heart of bustling Posner Park. Currently under construction, Apex Posner Park welcomed new residents late 2022 through early 2023. Sponsored by Flournoy Partners, Lindell provided LP Equity to the project.
West End at City Walk is a 31- unit Class A mixed use apartment project located in downtown Fort Myers, FL. Across the street from Publix and a block from the Caloohsahatchee River, City Walk is a 4-story, elevator served concrete block project being developed in partnership with Catalyst Asset Management. City Walk boasts bold architecture, full resort style amenities, structured parking, and available office space for rent. West End sold in December 2021 delivering a 3.8x multiple to investors.
Grand Central at Page Field is a 280-unit Class A, 3 & 4-story elevator served apartment project located across from the Page Field Commons shopping center on US 41 in Fort Myers, FL. Grand Central boasts a spacious amenity rich courtyard, concrete block construction, and proximity to downtown Fort Myers, I-75, and Trader Joe's. This project was developed in partnership with Aileron Capital Management and was constructed in 2019 and produced a 2.38x return to investors.
This class A, 325-unit apartment project located at 15031 McGregor Blvd. in Ft. Myers, FL was developed in partnership with Aileron Capital Management in 2015. The first new apartment development in Ft. Myers since 2005, Channelside was sold in 2016 for a 2.5x equity multiple to investors.
Uptown at Liberty Park is a 320-unit, Class A apartment community located at the corner of Pine Island Rd and NE 24th Ave in Cape Coral, FL. Developed in partnership with Aileron Capital Management, Uptown is a four story, elevator served block constructed community. At the time of groundbreaking, Uptown was the only institutional-sized Class A multifamily community in Cape Coral. Uptown was sold in January 2020 returning a 2.2x multiple to investors.
ParkCrest Landings is a 17-building, 400-unit Class A apartment development located on 66.97 acres in Bradenton, FL. The mixture of 2 and 3-story walkups was developed in partnership with Cindy Taylor in 2015 and is surrounded by over 9 acres of lakes, 40 acres of preserve, and a tributary to the Manatee River. ParkCrest was sold in 2016 delivering a 2.56x multiple to investors.
Simmons Loop is a 264-unit, 4-story elevator served interior corridor Class A apartment community located adjacent to the intersection of Simmons Loop Rd and Big Bend Rd in Brandon (south Hillsborough County), FL. Developed in partnership with Village Partners, this project boasts close proximity to over 1MM sf of retail as well as St. Joseph Hospital's new $225MM South Campus. Dubbed the "Lola Apartments," this project sold in May 2021 and returned a 2.4X multiple to investors.
The Gate is a 308-unit, 5-story elevator served interior corridor luxury apartment community located at the entrance to the world-renowned Champions Gate community outside of Orlando. Developed in partnership with Investors Realty Ltd. and completed in 2017, this project is located within a $1 billion mixed use PUD that boasts the ultimate in "surban" walkability along with unparalleled amenities. The Gate sold in January 2019, returning over a 2.5x multiple to investors.
Village on the Avenue is a 259-unit, 4-story, elevator served Class A apartment community located on 11.89 acres at 6710 S. Florida Ave in Lakeland, FL. Developed in partnership with Village Partners in 2017, this project includes approx. 5,079 sf of retail space in addition to world class amenities. Village on the Avenue sold in January 2020 returning over a 2.3x multiple to investors.
Villages at Riverwalk is a 252-unit, 3-story walk-up Class A apartment community developed in 2016 on 9 acres. Located approx. 2 miles east of downtown Bradenton, Villages at Riverwalk is nestled between the Manatee River, a public park, and downtown Bradenton's Manatee Memorial Hospital. The project is developed in partnership with Hatfield Development and was sold in 2019 above proforma.
The Arcos Apartments are a 228-unit luxury rental community located in the heart of downtown Sarasota, within a block of the popular Whole Foods Market. The 5-story, elevator served Class A community includes structured parking and an amenity rich courtyard. Lindell Investments is the lead equity investor in this development, which is led by Forge Capital Partners and Framework Group LLC. Arcos was sold in Q2 2021 for a 3.2x multiple to investors.
The Nolen is a 257-unit class A market rate trendsetting apartment community located on 6.6 acres in downtown Clearwater, FL. Lindell Investments acted as a preferred equity investor with lead developer Forge Capital Partners.
Cortez Commons is a 120,000 sf retail center located on major retail node Cortez Rd in Bradenton, FL. Purchased in partnership with Clover Investment Properties LLC in January 2020, the center is anchored by Big Lots and Tuesday Morning. Business plan objectives include major renovations along with re-tenanting the center as over time.
The Hub at Bexley Ranch is a 44,000 sf retail and commercial lifestyle center located at the entrance to the 13,000 home Bexley Ranch master planned community in Pasco County, FL. Lindell Investments Inc closed on its Preferred Equity investment with Center Connect Development in June 2021. Construction completed in Summer of 2023.
The Fifth Third building is a 29,000 sf Class B office building on 1 acre in the heart of the Westshore Business District in Tampa. Lindell Investments Inc. partnered with Clover Investment Properties LLC to purchase this asset in May 2021 with a value-add business plan.
The Lake Killarney Townhomes is a 30-unit contemporary for-sale townhome project located on Lake Killarney in Winter Park, FL.
Westshore Village is a 92-unit for-sale townhome development located in the middle of the highly sought after Westshore Business District of Tampa, FL. This project includes unparalleled amenities as well as close proximity to major employers, two major malls, and Raymond James Stadium. This project is being developed with David Weekley Homes.
Tessera Brandon is a 145 bed assisted living & memory care facility located at the corner of Oakfield Dr and Pauls Dr in Brandon, FL. Just a few blocks south of Brandon Blvd., Tesssera Brandon enjoys close proximity to Brandon Regional Hospital and several medical office facilities. This project was developed in partnership with Grady Pridgen and is managed by Isle Healthcare Management.
Tessera Westchase is a 122 unit, 3 story assisted living & memory care community located on Countryway Blvd in Westchase, FL. Developed in-house with assistance from Everett Realty, the community was sold in November 2019 to Welltower, a publicly traded REIT.
